Paradise
This is the third time we have stayed at Dixie Dunes and every time it is exceptional. The house is so welcoming and is perfect in every way!! Clean- smells good - well stocked - centrally located on the island. Love that the bedrooms are on opposite sides of the house downstairs because one of us is an early riser and the other likes to sleep in. The home is very well maintained. We were here three years ago and this trip was just like coming home. The proximity to the beach is awesome. What you see on line regarding Dixie Dunes is exactly what you get! Five stars to the owners of the home and to Reed Real Estate ( Cindy). Hope to be able to return in 2027!!!

Relaxing Beach Trip
Dixie Dunes is a charming beach house, directly on the Gulf. Our family thoroughly enjoyed our stay. While I think it would be too crowded with 10 adults, our group of 5 had plenty of space. We prepared breakfast and lunch daily and had every pan and utensil we needed. There are enough plates, cups, and coffee mugs for a crowd. The bed I slept in wasn't the best, but the mattress wasn't the worst either. If you are particular, don't take the downstairs room on the street side, lol. There are a few typical issues that plague every beach house we have stayed in, like rusted exterior latches and tricky doorknobs so we used the easiest beach-side doors and left the tricky one alone. It is just part of life on the water. The front door with code access worked just fine. The full bathrooms were spacious with room for our things. What the half bath lacks in privacy, blocked off with a curtain as shown in the photos, it makes up for in charm. Anyone planning to use the upstairs bedroom should note that it is an open area, and the bed can be seen from downstairs. You shouldn't expect privacy there, but it has the best views and is situated in the library/reading nook area. Any avid reader will find something to keep them occupied for the entire stay. The photos do not capture how many books are here. It is phenomenal. The views are absolutely stunning. The beach is a quick walk down the wooden boardwalk away. We enjoyed the screened porch as well as the open deck for our morning coffee and dolphin watching. We had a wonderful time here.

It sounds like you had some truly peaceful mornings on the deck watching the dolphins! We also appreciate your honest "pro-tips" regarding the layout. You are absolutely right—the library loft is a dream for readers, but its open design is definitely best suited for those who don't mind being part of the action downstairs! Regarding your feedback on the mattress and the "salty" hardware: we appreciate you bringing those to our attention. Life on the water does keep our maintenance team busy, and we will certainly look into those exterior latches and doorknobs to ensure they are as smooth as possible for our next guests. We’ll also keep your feedback on the downstairs mattress in mind as we continue to make updates to the home. We can't wait to see y'all for your next beach getaway!

Our New Favorite
We have rented several beach homes over the last 15 years and this is one is our new favorite! Beautiful views with a very "homey" feel, our stay was comfortable and relaxing. We did have a little hiccup as we had some of the remnants of Hurricane Francine while we were there and had a few leaks. However, Reed Rental and their maintenance team were very accommodating, professional, polite and immediately got things taken care of. We enjoyed our time here so much we have already rented this home for next year! Can't wait!

Amazing stay, highly reccommend!
Our family of seven had a wonderful time at Dixie Dunes. The location right on the beach along the Gulf of Mexico was truly spectacular. We were able to enjoy the beautiful shoreline and gulf views directly from the house, which added immensely to our vacation experience. The house itself was gorgeous and accommodated our large family perfectly. The layout and amenities provided ample space for everyone to relax comfortably, and we never felt cramped or overcrowded. The well-appointed rooms and common areas allowed us to create a home away from home during our stay. Dixie Dunes provided the perfect setting for our family to make lasting memories. From beach activities to family meals and quiet evenings enjoying the coastal atmosphere, every moment was special. The house's proximity to the beach made it easy for everyone to enjoy the sand and surf at their own pace. We are grateful for the opportunity to have stayed at such a lovely property. Dixie Dunes exceeded our expectations and played a significant role in making our family vacation a great success. Thank you for maintaining such a beautiful beach house.
