Rental Policy
Payments, Cancellations & Travel Insurance 1. Reservation & Payments - Guests must be 25 years or older to book. No Vacationing Students. - A signed rental agreement, a copy of the named tenant’s government-issued ID, and a Reservation/Security Deposit equal to 30% of the base rental rate, plus a $75 non-refundable processing fee, are required within 10 days of booking. The deposit applies toward the total rental balance. - Final payment and cancellation periods are as follows:1–4-bedroom homes: 30 days prior to arrival; 5+ bedroom homes: 60 days prior to arrival; Banana Cabana 2.0, Banana Bungalow, Banana Split E/W: 145 days prior to arrival - Optional Travel Insurance is available through Generali Global Assistance (CSA Travel Insurance) and must be purchased on or before final payment (or at booking for last-minute reservations). NO REFUNDS are issued inside the cancellation period for any reason, including illness, death, hurricanes, or similar events, unless covered and approved by Generali. Reed Real Estate does not issue refunds within the cancellation period — NO EXCEPTIONS. - If trip insurance was purchased and the claim is approved, all refunds are processed through Generali, not Reed Real Estate. - Generali Travel Protection cannot be added after final payment is made or if an active named storm is in the Gulf of America. - Failure to pay for any reason (declined card, returned payment, etc.) will result in cancellation and forfeiture of all monies paid. Guests are responsible for keeping credit card information current. Returned checks are subject to a $35 fee, and certified funds must be overnighted for payment due. - Last-minute reservations (bookings made within the cancellation period) require full payment and optional trip insurance at the time of booking. - Processing fees and insurance premiums are non-refundable. - Your digital signature authorizes Reed Real Estate to charge the credit card on file at signing and to automatically charge the remaining balance on the designated due date. 1-4 Bedrooms- 30 days prior to arrival, 5+ bedrooms- 60 days prior to arrival & Banana Properties- 145 days prior to arrival. - Your digital or original signature authorizes Reed Real Estate (“Holder”) to charge the credit card on file for all security deposits/damage deposits required, prepayments due, fees, taxes and remaining balances on scheduled due dates mentioned above. Payments can be made anytime at your guest portal or by calling our office. Feel free to take advantage of our “Pay Along the Way” program which offers you the ability to make payments anytime through the guest portal, by calling our office or mailing checks periodically; the balance must be paid in full by the designated due date. - Pet deposits (where applicable) and mandatory damage deposits are refunded within 14 business days of departure if no damage or excessive cleaning occurs. Pet fees are non-refundable. Some homes require an additional refundable damage deposit, which is due on or before the final balance due date. - Prepayments may be paid either by MasterCard, Visa, Discover, Certified Funds or personal check. All parties agree that Holder may deposit all prepayments and deposits into an interest-bearing escrow/trust account, and Holder will retain any interest earned on said monies. Taxes, Fees & Damage Waiver - Rent is subject to State, County, and City lodging taxes if applicable, departure fees, $75 nonrefundable processing fee, and a mandatory damage waiver (varies by property). - The damage waiver covers accidental damage up to $1,000 only if reported during the stay. It does not cover negligence or damages exceeding $1,000, which will be charged to the credit card on file. - We reserve the right to correct any computational or clerical errors, including mandatory increases to State, City, or County Lodging Tax. We reserve the right to substitute comparable units without notice or liability. If comparable units are not available, the renter will have the option of selecting from available properties at the new property rate or receiving a complete refund of the reservation deposit & all prepaid rent. If booking a year in advance (calendar year), be aware that the rates usually increase each year. If any price or rental terms have changed, an updated contract will be emailed to you for signature no later than the end of January to confirm your booking as well as your approval of any changes regarding price or reservation terms. - Every effort is made by our staff to fully and accurately describe these units. Rent WILL NOT be discounted or refunded due to the renter's dissatisfaction with a unit. Rates, furnishings, descriptions (including bed sizes), amenities (including pools, hot tubs, etc.) & availability are subject to change without notice. No refunds will be issued for changes made by individual property owners or for unavailable amenities. Reed Real Estate will not be responsible or liable for misinformation, misprints, or typographical errors on this website or any printed materials. Advertisements for other companies are not affiliated with Reed Real Estate. We are not liable for any actions or claims made by these individual companies. Property Use & Occupancy - The property may not be sub-leased and must be occupied by the signer of the agreement for the entire duration of the stay. Valid identification is required. - Maximum occupancy may not be exceeded on the premises at any time. Over-occupancy results in immediate eviction with forfeiture of rent. - No house parties, weddings, receptions, or large gatherings unless pre-approved inwriting and special terms have been met. Violations will result in an immediate eviction without a refund. Large gatherings that would over occupy the property and premises or be detrimental to the property in any way will result in immediate eviction without a refund of rent and additional charges will be charged to the credit card on file. NO UNIT WILL BE RENTED TO VACATIONING STUDENTS. Any reservation made under false pretense will result in loss of rent and immediate eviction. The credit card on file will be charged for any additional cleaning or damage to the unit as well as any legal fees involved. - No pets are allowed unless pre-approved, pet addendum must be completed and signed, refundable pet deposit and nonrefundable pet fee is paid. Unauthorized pets will result in immediate eviction and loss of rent. Some dog breeds are not allowed in our properties due to home insurance companies restrictions. Please call our office with questions about breeds not allowed. No Cats allowed in any of our units. NO EXCEPTIONS. Due to the protected beach mouse, cats are not permitted on the peninsula. - Some homes will accept two dogs in a property at one time. The refundable pet deposit will be higher for multiple pets or larger dogs. PLEASE NOTE: NOT ALL OF OUR HOMES ARE PET FRIENDLY AND SOME HAVE WEIGHT RESTRICTIONS. IF EVIDENCE OF A PET IS DISCOVERED IN A NON-PET FRIENDLY UNIT (OR YOU HAVE NOT PAID THE PET FEE AND DEPOSIT), IT WILL CAUSE IMMEDIATE EVICTION AND LOSS OF UNUSED RENT. - Please contact our Reservations Department if you would like a list of pet-friendly properties. - Any reservation made under false pretense will result in loss of rent and immediate eviction. Check-In / Check-Out - Check-in is 3:00–5:00 PM (some homes at 4:00 PM) at the rental office. Check-out is10:00 AM sharp. Early arrivals must come to our office and NOT to the rental unit. If arriving outside normal business hours, please notify us so we can make arrangements for after-hours key/key code pick up. Keys/key codes will be released as soon as the property has been cleaned and inspected. There is no guarantee that the property will be cleaned by designated arrival time (3 or 4 PM) although every effort is made to ensure that it is. If you find any cleaning or maintenance issues upon your arrival, please report them immediately so we can make every effort to correct them. There will be NO refunds made for cleaning issues. Check out time is no later than 10:00 a.m. There may be an extra charge to the credit card on file if departure is after 10:00 a.m. Condition, Cleaning & Damages - Guests must leave the property in acceptable condition, with dishes cleaned and put away, all trash and food items removed from the home and placed in the proper receptacle and taken to the street for pick up, dirty linens left on the beds, dirty towels placed in the bathtub, and furniture undisturbed and in the same place found upon check in. - Excessive cleaning, damage, missing items, or negligence will be charged to the credit card on file. - Guests assume all risk and liability for persons, property, and damages during occupancy. Reed Real Estate is not responsible for injuries, accidents, or loss of valuables. - The units are fully equipped. Towels and sheets are provided. There is one towel and one washcloth per number the unit sleeps. Additional towels may be ordered prior to arrival. There will be a charge to the credit card on file for lost or damaged sheets and towels. One complimentary roll of toilet paper is provided for each restroom. No other soap and paper products are provided with your rental. Mid-week cleans with or without linen change are available. The price of this service varies due to the size of the house and the maximum occupancy and must be prearranged. Please call our office for pricing and scheduling. Maintenance, Access & Amenities - Guests must report maintenance or cleaning issues immediately upon arrival, so we have the opportunity to correct any issues. No refunds are issued for maintenance or cleaning concerns. - Reed Real Estate, owners, or vendors may enter the property for inspection, repairs, maintenance, or showings. Every effort will be made to contact you prior to their arrival. - Appliances, internet, cable, and grills are not guaranteed. No refunds for outages or malfunctions. We do promise to contact the proper companies and have them repaired as quickly as possible. Prohibited Activities & Charges - No firearms, no grills on decks or balconies, no rearranging furniture, no pay-per-view or streaming purchases, and no tampering with locked owner closets. - Additional charges apply for violations, including lost keys, locksmith calls, after-hours access, electronics rewiring, HVAC misuse, and excessive utility use. General Terms - Reed Real Estate reserves the right to refuse rental, terminate occupancy, substitute comparable units, or correct errors. - Rates, furnishings, amenities, and availability are subject to change without notice. - Guests are responsible for any and all damage caused by themselves or members of their party. A more detailed contract is available at the time of booking and can be found on your guest portal. By booking, you acknowledge that you have read, understand, and agree to all terms and conditions listed in full version of the rental agreement.
